Build on your lot
You own the land. We build the house.
If you already have a lot — or you're close on one — this is where to start. Send it to us and we'll tell you honestly whether it will carry the house you want.
How it works
Six steps, in writing.
- 01
Tell us where you want to build
An address or parcel number if you have one — or just the area you want to build in. If you don't own a lot yet, we'll help you find the right one.
- 02
We prepare a preliminary lot report
AI-assisted research checks official sources for likely zoning, setbacks, jurisdiction, code enforcement and building-code requirements. Our team reviews it before delivery.
- 03
Your reviewed report
After team approval, you receive a free downloadable report with source links and the items that still require authority, surveyor or design-professional confirmation.
- 04
Preconstruction
You choose a plan or we draw one. We engineer it, price it line by line, lock your selections and build the schedule. It's a paid engagement with a fixed fee, and the fee comes straight off your build.
See what it covers - 05
A fixed-price agreement
We build under a fixed-price agreement — not an open-ended estimate.
- 06
Permit and build
Permitting starts once the construction agreement is signed — not before. Then we build.

Tell us where you want to build
And we'll send you a number.
You're asking about plan SVH-04 — The Heron, a Tidewater concept. Your submission carries that plan code with your lot.
