Five steps with every client

Introduction
Once a client signs the Preconstruction Agreement, we introduce you as their Design Lead.

Vision sessions
You learn how they live and what they want the home to feel like.

The design brief
You write it and the client approves it in writing. Target: 10 business days from introduction.

Plans & sign-off
Our drafter turns your brief into preliminary plans and elevations; you walk the client through them and record sign-off.

Through the build
Selections, finishes and design support once the construction agreement is signed.
What you're paid
Paid per project, in two stages
Stage 1 · Preconstruction
A flat fee by home size for the vision sessions, the design brief and walking the client through preliminary plans.
Stage 2 · Build phase
A rate per heated square foot for selections, finishes and design support once the construction agreement is signed.
Partner rates are confidential. Apply below and confirm your email; the rate sheet opens from the link we send you. Paid as an independent contractor (1099).
What you own
- Running the vision sessions with the client
- Turning what the client wants into a written design brief
- Getting the client to approve that brief in writing
- Handing the approved brief to our drafter
- Walking the client through preliminary plans and elevations, and recording sign-off
- Selections, finishes and design support through construction
If a project stops after preconstruction
You keep the flat fee. The build-phase rate is earned only once the construction agreement is signed.
Why we cap the load
Vision sessions can't be rushed. Past about six live clients, quality drops and every project queues behind you.
What you don't do
Construction drawings, engineering and renders come from our team after the build contract. You're not producing the plan set.
